Nantucket Town-County Government Directory

Nantucket runs a combined town and county government. This is the only setup like it in all of Massachusetts. The Select Board governs both the town and the county. The Town Manager oversees daily operations for all departments except the School, Airport, and Water Company. There is no separate county commission or county administrator. One building at 16 Broad Street holds most offices.

Nantucket Registry of Deeds Phone Directory

The Nantucket Registry of Deeds is at 16 Broad Street, the same building as most other government offices. Call 508-228-7250 to reach the Registry. They record deeds, mortgages, liens, plans, and other land documents. Records here go back to 1659, more than 360 years of property history on the island.

Recording hours run Monday through Friday from 8 AM to noon, then 1 PM to 3:45 PM. Research hours are longer, from 8 AM to 4 PM on weekdays. You can search Nantucket land records online for free at masslandrecords.com/Nantucket. Online records for standard transactions go back to 1967. Registered Land Court records start from 1958. Plans are available from 1974 forward. For anything older, you must visit the Registry in person or request copies by mail.

Nantucket has both Recorded Land and Registered Land in its system. The search defaults to Recorded Land. If you can't find a property, switch to the Registered Land (Land Court) option in the search criteria. This catches properties that went through the Land Court process. The Registry also offers a free Consumer Notification Service that sends email alerts when documents get recorded under your name.

Current fees include $155 for a deed, $205 for a mortgage, $105 for a discharge, and $35 for a homestead declaration. Copies cost $1 per page. The full fee schedule is on the town website. All land transfers must go through the Nantucket Land Bank at 508-228-7240 before recording. That is a requirement unique to Nantucket.

Nantucket County Court Contacts

Nantucket has two courts, both at 16 Broad Street. The District Court handles criminal cases, civil matters, traffic violations, and small claims. The Probate and Family Court deals with estates, divorces, custody, adoptions, guardianships, and name changes. Both courts share the building with the rest of the town-county government.

The Town Clerk at 508-228-7216 serves as both the town and county clerk. This dual role is another feature of the consolidated government. The clerk handles vital records like birth, death, and marriage certificates. You can also get marriage licenses, business certificates, dog licenses, and voter registration through this office.
